This example is set up to FAIL the 90% test on electricity, so you can see the shortfall and the largest-load-first list the standard prescribes. The plant schedule also includes one board below its threshold, so you can see the screen discriminate rather than flag everything.

Step 1 · Scope the building

Building type sets the tenant-area obligations.

Landlord areas: meter all end-uses. Each tenant area must also be sub-metered for each end-use.

What RE-R2 requires

Sub-meters enabling a minimum of 90% of the estimated annual energy consumption of EACH fuel type to be monitored, plus a separate meter on plant above the loads in step 3. It is a requirement — no credit points are awarded, and no Pearl level is reachable without it.

This tool cannot verify its own inputs. The kWh/yr breakdown must come from the RE-R1 energy model — a connected-load estimate is not a substitute and will not survive review.

Step 3 · Plant needing its own meter

Any plant exceeding the stated load requires a separate meter — in addition to the 90% coverage requirement, not instead of it.

Step 4 · On-site generation

All on-site energy generating systems must be separately metered and their annual energy generation recorded.

Step 5 · Tenant areas

Where the building is split into landlord and tenant areas, all metering requirements must also be documented in the tenant guidelines under IDP-R2 Tenant Fit-Out Design & Construction Guide.
